Vinegar Yard is a purpose designed life sciences development within SC1, London’s Life Science District. With over 185,000 sq ft of space across a 19-storey building, it is designed to accommodate NHS clinical or medical research uses, office space, and flexible retail options. The development aims to significantly contribute to health and research innovation, improving health and wealth in Southwark and beyond.

The scheme has a highly permeable ground floor to create a truly inclusive development for the local community. It retains the Fenning Street warehouse, introducing a flexible event and community space, and offers an affordable workspace for Southwark Studios and life science startups. It will also create over 2,000 sq ft of green space, featuring a new urban garden and a tree-lined boulevard on St Thomas Street.

Vinegar Yard will achieve net zero operational carbon and meet BREEAM Outstanding and WELL Building Institute Gold standards, with a Platinum Fit-out. The project will invigorate Southwark’s local economy by generating jobs and investments.
